These western neighbourhoods were built from the 1970s to the 2000s. Beechwood has large executive homes, Laurelwood's homes date from the 1990s, and Clair Hills is newer still.
Homes here are ready for upgrades, from engineered hardwood to new stairs.
North-end neighbourhoods near Laurel Creek and Colonial Acres have 1960s to 1980s family homes. Basements, rec rooms and kitchens are the most common projects.
Northdale and the streets around the University of Waterloo and Wilfrid Laurier are dense with rental houses and student buildings. Floors here need to survive heavy use and quick turnovers.
Three types of property drive most of our Waterloo work. None of them look like Kitchener's.
Student units take a beating and turn over on a fixed calendar. Floors have to be tough, cheap to repair and installed in days, not weeks.
Waterloo also licenses many low-rise rental properties, and landlords need units in good, safe condition to pass inspection.
These homes often have hardwood, stone or tile that deserves care rather than replacement. Refinishing, stair upgrades and engineered wood in basements are common.
Most condo corporations in Waterloo set a minimum impact sound rating for hard floors. Install the wrong underlay and you can be ordered to remove the floor.

For rentals, the wear layer matters more than the look. We recommend waterproof luxury vinyl plank with a 20 mil wear layer for kitchens, living areas and bedrooms.
Carpet still makes sense in some bedrooms for sound and cost. Our carpet installation team uses durable nylon or triexta that cleans well between tenants.

We work with individual landlords and property management companies across the university district. Consistent specifications across units mean spare planks fit any unit.
Multi-unit pricing is available, and we can schedule repeat visits on a set calendar. We also do small repairs between tenants, not just full installs.
Waterloo's tech companies and the David Johnson Research and Technology Park are full of offices that change layouts often. Carpet tile and LVT let them reconfigure without replacing whole floors.
Our commercial flooring crews work evenings and weekends, so teams arrive to a finished floor.
Waterloo's rental calendar follows the academic terms. The biggest turnover windows are late April to early May and late August, with a smaller one in December.
Those weeks fill up fast. Landlords who book in February or March get the dates they want.
We batch units by street and building during these windows, so several turnovers finish together. From our shop, the university district is about 15 minutes away.
